R&R Announces Next Generation of Omaha Warehouses

1/13/2022 - R&R Realty Group (R&R) announced today its intention to develop one hundred acres of ground in Sarpy County as a speculative warehouse development. Located on the southeastern corner of 156th Street and Schram Road, R&R Commerce Park South will eventually consist of six buildings totaling over 1.3 million square feet.

“We’ve seen a significant demand for flexible, modern and technologically advanced warehouse space over the past few years,” said Mike Homa, President of R&R Realty Group’s Nebraska division. “R&R Commerce Park South is being built for those modern users who want to grow in the Omaha area.”

Plans call for the first two buildings to be completed yet this year. By October of 2022, a 286,000 square foot warehouse will stand on lot two and a 151,840 square foot warehouse on lot three is scheduled to be completed by December. Both initial buildings will feature 32-foot clear heights, dock door with leveler, bumper, and seal per bay and “Early Suppression, Fast Response” (ESFR) sprinkler systems, among other modern amenities.

R&R Commerce Park South joins R&R Commerce Park, the West Des Moines-based company’s first Omaha-area warehouse development, which broke ground in 2018. A total of four buildings with more than one million square feet of warehouse space now stand with the fourth building nearing completion in early 2022.

In 2021, R&R kicked off its Fountain Ridge Office Park with the opening of the Waterford Building, a 180,000 square foot, Class-A office development at 192nd street and West Dodge Road. Also in 2021, R&R announced it had partnered with medical group MD West ONE to develop and deliver a 38,000 square foot medical office building by early 2023.

“Since the beginning, we’ve committed to being a long-term player who invests in and grows with Omaha,” commented Homa. “This next batch of warehouses helps us do just that.”
